Assetando Real Estate GmbH sells “RWI4” office property in Düsseldorf
• Total capital return of around 750 %
• Sold to internationally operating real estate investor
Hamburg, Germany, 31 July 2018 – Assetando, a company of the Ernst Russ Group, has sold the RWI4 building in Düsseldorf. The international, structured sale of the building, which was part of the RWI 25 fund, resulted in a selling price that assures investors a total capital return on their fund investment of around 750 %.
The purchase price, a low three-digit million euro figure, generated extremely high returns for the fund company’s shareholders. In addition to the previous payments of around 325 %, the sale prompted a further return of approximately 425 % in relation to the company’s limited partner capital, before taxes. The building was sold to an experienced, internationally operating real estate investor. The parties agreed to maintain confidentiality about further details of the purchase agreement.
“We are very satisfied that we were able to achieve such a positive result for the investors due to our comprehensive management of the property and the successful completion of the sale. This result is likely to make the RWI4 property one of the most successful German funds,” explains Matthias Voss, Managing Partner of Assetando.
BNP Paribas Real Estate GmbH and the law firm Noerr LLP in Düsseldorf advised the vendor on the transaction.
RWI4 is a landmark office building which was constructed in 1974 and is located at Völklinger Straße 4 in Düsseldorf. It has a floor space of around 47,000 sqm and 564 parking spaces vis-à-vis “Stadttor” and “Medienhafen”. In addition to the main tenant – a company in the energy sector – the office building is leased to around 20 other well-known companies.
